They keep people and projects running smoothly, ensuring every part of our business is provided for and well taken care of.GENERAL FUNCTIONThe Sr Real Estate Director is responsible for all Luxottica Brand non-enclosed mall real estate activity in a designated geographic area, working with Corporate Operations, Legal, Finance and Construction to develop strategies and implement tactics supporting the Corporate goals and objectives .To strategize, secure and maintain the company’s real estate objectives at favorable terms.MAJOR DUTIES AND RESPONSIBILITIES

  • Contribute to the strategic plan and to the development of the company’s real estate objectives and market positioning.
  • Effectively implement the company’s real estate objectives.
  • Promote and maintain strong working relationships in the development and/or broker community.
  • Negotiate all terms, conditions and economics by specific retail location that serve the best interests of the company which include new sites, extensions, renewals, kickouts, rent reductions, etc. Resolve lease issues in conjunction with staff attorneys.
  • Maintain a strong working relationship with pertinent internal departments (i.e. Operations, Legal, Construction) to ensure timely completion of documents and lease related activities (i.e. openings, relocations, remodels, closures, etc.).
  • Present negotiated deals to the Vice President of Real Estate, Senior Vice President of Retail Services, Brand General Managers, and Brand Senior Executives with a recommended course of action.
  • Prepare a Letter of Understanding outlining terms and conditions for approved transactions.
  • Provide estimated sales and economics/terms for pro-formas on specific retail locations/areas.
  • Inform the company of activities within the shopping center and retail industry (i.e. center expansions, new malls, ownership changes, bankruptcies, acquisitions, etc.).
  • Inform the company of competitive and unique marketplace/retail characteristics by specific regions/DMAs that are of value to the company.
  • Understand and effectively execute any new retail distribution channel strategies for the company.
  • Recommend to management stores to be remodeled.
  • Make marketplace site visits to evaluate the retail environment, generate potential new company sites and locations or relocations and to enhance relationships.
  • Manage Leasing Coordinators and related office responsibilities, if applicable.
  • Special projects as required.

BASIC QUALIFICATIONS

  • Bachelor’s degree in Business or related field
  • 12+ years in related field
  • 6+ years of experience in executing retail growth strategies
  • Extensive knowledge of specialty store retail real estate in all venues outside regional malls; i.e. strip centers, mall pad locations, lifestyle and urban downtown venues.
  • Working knowledge of commercial real estate, business law, retail finance and accounting principles
  • Thorough knowledge of basic negotiation strategy and techniques
  • Strong communication and analytical skills
  • Excellent oral and written interpersonal skills are required to interact independently with various levels of management across the company.
  • Data oriented with proven ability to analyze, interpret and synthesize data, making recommendations to drive business decisions

  • Advanced RE certification
